* Explain the Residential Listing Agreement.
* Explain the necessary disclosures, examining and considering information that will effect additional disclosures.
* Preparing an accurate and informative sheet for the MLS listing.
* Prepare marketing and advertising materials.
* Set up broker caravans and open houses.
* Making sure the property meets minimum compliance standards in various areas.
* Tend to rental property legal and tax ramifications.
* Tend to requirements for property governed by an HOA.
* Make sure Purchase Contract and is accompanied by all Contract Addenda along with Counter Offers and all signed/initialed by all parties.
* Deliver necessary items to Escrow.
*Give buyer necessary disclosures, and other required information and booklets.
* Obtain information for knowing buyer's lending qualification.
* Ordering Preliminary Title, Pest Control inspections, Buyer repair requests.
* Take measures to protect seller if there are contingencies and buyer lenders involved.
* Deliver keys to buyer, remove signs, report sale to MLS.
